Sealing is most effective when it follows a mapped plan. Closing one obvious gap without understanding connected openings can move activity to another part of the building or leave the original route unresolved.
When to request a closer review
- Open joints or failed sealant near activity
- Gaps at material transitions
- Unscreened or damaged openings
- Multiple small openings along the same elevation
What the scope can include
- Repair-zone confirmation
- Material and access planning
- Sequenced closure of identified openings
- Photo documentation
- Follow-up observation plan
Building coordination
Sealant compatibility, waterproofing details, facade warranties, and access logistics should be reviewed with the appropriate building representatives before repair work begins.
From the first call to final repair
Review the building
Start with a free phone consultation, then use photos, video, building records, or a FaceTime walk-through to narrow the likely entry zones.
Set the scope
Choose the access method, provide a working price range, collect the 10 percent deposit, and schedule the travel crew.
Seal, exit, and finish
Seal inactive gaps, install custom one-way doors at active openings, and return after the exit period to remove the devices and finish the repairs.
Custom one-way doors and matched repairs
Active openings receive custom sheet-metal one-way doors sized to the gap. The colony normally exits over three to five nights. The crew then removes the devices and finishes the openings with materials selected to match the wall, joint, or historic surface. For historic buildings, the repair system can include clear OSI sealant with a stated 30-year service life. Compressed foam is installed flush where that material fits the joint.
Project range and warranty
Typical high-rise projects range from $10,000 to $75,000 and use a 10 percent scheduling deposit. Completed work includes a two-year no-fault warranty. Bat re-entry is covered anywhere in the building except through open windows and doors. Extended coverage is available after year two for about $500 per year, without requiring a new inspection.
